There are some new government regulations in San Mateo regarding water heaters and their efficiency. As of April 16, 2015, the government imposed new manufacturing regulations upon water heaters. Newly fabricated water heaters must meet a higher efficiency standard. These standards have been set forth by the Department of Energy and through the NAECA – National Appliance Energy Conservation Act. The Act states that increased efficiency ratings up to 30 percent are required, depending on the tank size. Let’s talk about what that means for you.

You want to remember that the typical water heater has a lifespan of 8 – 10 years. So, as a landlord, if you have a water heater that is within that 8 – 10 age range or beyond, you should evaluate your water heater situation. When choosing a new water heater, look for the Energy Star Certified models. A family of four will save $330 a year, which is fairly significant savings.
Larger Water Heaters
Your new water heater will have a larger tank. It will be taller and wider, and we have increasing manufacturing on the insulation and the size. So, evaluate your space because your new water heater may not fit in the space that you have dedicated for your current water heater. It may have to go somewhere else. Seek an experienced installer when you’re replacing your water heater. I can’t emphasize this enough. You want someone who knows what they’re doing and can make this more efficient for you. You may need extra plumbing services too. If you need to move your water heater, you may need to rewire some plumbing.
More Expensive Water Heaters
New tanks are more expensive. They are bigger and the manufacturing process is more expensive, so that ends up coming down to you, the consumer and the landlord. Some of these larger tanks that were gas and electric will be discontinued. That includes the 66 and 80 gallon electric tanks and the 74-gallon tank.
